Buying a modular home looks different for every customer, depending on factors like site conditions, location, financing and what you’re looking for. Here’s a quick overview of what to expect, from your first conversation with us to settling into your new home.
Start by exploring what’s possible. Visit our sales office to walk through our show homes, or browse the floor plans on our website. Think about square footage, the number of bedrooms, layout preferences and any features that matter to you. If nothing quite fits, our sales team can help design a plan that does.
Where your home goes shapes a lot of what comes next. Will it be on an acreage, in town, on a farm or in a manufactured home community? Each location has its own considerations, including which floor plans suit which lots. If you’re still looking for the right spot, we can help with that too.
While we don’t handle financing directly, we have relationships with reputable mortgage brokers who can guide you through the process and find the right fit for your situation. We’re happy to make an introduction if that’s helpful for you.
Once you have decided on a floor plan and have a location in mind, the next step is getting ready for your new house. This includes obtaining the necessary permits for your home, preparing the site, completing utility hook-ups, and any additional structures you want. We can help you with this process step by step, or take it on entirely with our Turnkey Service.
Our turnkey service handles the full project from start to finish. That can include land purchase, permits, contractor coordination, site preparation, utility hookups and any additional structures like decks, stairs or garages. We share all costs upfront, so you’ll always know what’s included, with no hidden fees or surprises. The result is a home that’s ready for you to move in and enjoy.
Once your home is delivered, set up and connected to utilities, our crew completes a Post-Delivery Inspection. You’ll walk through the home with us and complete a checklist noting anything that needs attention. We’ll also install the skirting to get your home ready for occupancy.
Any items of concern noted during your walk-through are forwarded to Moduline’s service department, where qualified technicians handle the work. If anything else comes up after move-in, let us know. Standing behind the homes we sell is one of our commitments to you.
